SUMMARY: The building maintenance position is responsible for general maintenance, controlling the total maintenance of the plant facilities. They are responsible for coordinating with outside contractors and supervising subordinate technicians
Essential Duties and Responsibilities: include the following. Other duties may be assigned.
- Maintenance of the building, grounds, equipment, and plant facilities
- Installing, moving, repairing, and removing equipment and utilities within the building
- Keeping in compliance with and abreast of all OSHA regulations
- Supervising outside companies working in or on the facilities
- Maintaining a preventive maintenance program within the confines of an annual budget- including all heating, air conditioning, as well as maintenance and repair of buildings and equipment
- Carrying out responsibilities per the organization’s policies and applicable laws
- Maintaining a plan for fire evacuation and disaster response; serving as facility Emergency Response Coordinator
- Acting as the Coordinator of Environmental Health and Safety Program
- Maintaining responsibility for hazardous waste disposal programs
- Maintaining responsibility for the paper recycling program
- Maintaining up-to-date records for all state, Federal, and insurance semi-annual and annual inspections
- Keeping up on technological changes such as retrofitting machinery to meet today’s new laws and efficiency standards
- Working with outside serves of Machine Maintenance to facilitate a team-work approach, combining the expertise and manpower of both departments for the completion of a project or projects
- Performing other work-related duties as assigned
Minimum Qualifications (Knowledge, Skills, and Abilities)
- One year certificate from college or technical school; or three to six months related experience and/or training; or equivalent combination of education and experience in factory/ plant maintenance, Associated/Bachelors preferred.
- Minimum of 3 to 5 years of progressive experience and responsibility in a maintenance field, two of which were holding a position directing a multi-functional maintenance staff
- Strong mechanical aptitudes and a working knowledge of electrical, and mechanical systems
- Excellent troubleshooting and diagnostic skills
- Ability to define problems and resolve them quickly; familiarity with local building codes and OSHA regulations
- Familiarity with all current health and safety regulations
- Requires strong coordination skills, coupled with excellent oral and written communication skills
- Ability to work well with ever-changing priorities and or
- Ability to read and interpret documents such as safety roles, operating and maintenance instructions, and procedure manuals
- Ability to write routine reports and correspondence
- Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume situations
- Must be a self-starter who can work well with people at all levels both in and out of the plant
- Ability to apply concepts of basic algebra and geometry
- Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
- Ability to deal with problems involving several concrete variables in a standardized situation

While performing the duties of this job, the employee regularly works near moving mechanical parts. The employee frequently works in high, precarious places and is frequently exposed to extreme heat and risk of electrical shock. The employee occasionally works in outside weather conditions and is occasionally exposed to wet and/or humid conditions, fumes or airborne particles, toxic or caustic chemicals, extreme cold, and vibration. The noise level in the work environment is usually loud.
